- How much does custom carpentry cost in Singapore?
- Pricing depends on scope, materials, and hardware. Indicative ranges from jobs we've actually done: 4-room HDB full carpentry typically S$14,000 to S$22,000, walk-in wardrobes S$3,500 to S$6,000, TV consoles S$1,800 to S$3,500, shoe cabinets S$1,200 to S$2,500. After a site visit you get a fixed itemised quote in writing within 24 hours.
- How long does a carpentry project take from quote to installation?
- Site visit and quote happens within a few days of first contact. Build time after deposit is 4 to 8 weeks: single items (wardrobe, TV console) run 3 to 4 weeks; full-flat HDB carpentry runs 6 to 8 weeks. Installation is scheduled around your move-in date, not after it.
- What's the deposit structure?
- 50% on confirmation of design and 3D mock-up, balance 50% on completion of installation. No full upfront, no cash. All payments go to the registered company account with an invoice and receipt for each transaction.
- Do you work in HDB, condo, and landed properties?
- Yes, all three. HDB work follows HDB renovation guidelines and noise windows. Condo work is coordinated with the MCST including delivery and lift-padding bookings. Landed projects often involve longer builds with upgraded materials. We've worked across most estates in Singapore.
- What materials and hardware do you use as standard?
- Carcasses are moisture-resistant plywood by default — essential for Singapore humidity. Fronts can be laminate, PET, lacquer, veneer, or solid wood depending on budget and look. Hardware is Blum or Hettich soft-close as standard, not an upsell. Edge banding is hot-melt PVC for moisture resistance.
- Do you handle design, fabrication, and installation, or just one?
- Full service. We measure, design, fabricate at our Eunos workshop, deliver, install, and adjust. One team from first measurement to final handover, with no handoffs to third-party subcontractors.
- Do you offer a warranty on your carpentry?
- 12 months full workmanship warranty starting from handover. If a hinge sags, a drawer slide jams, or a laminate edge lifts, we come back and fix it at our cost. Hardware (Blum, Hettich) carries its own manufacturer warranty separately. Beyond 12 months we still service our work at a service-call rate.
- Which areas in Singapore do you serve?
- Island-wide across Singapore, with no travel surcharge. Workshop is in Eunos (east). Recent projects span Punggol, Sengkang, Compassvale, Hougang, Ang Mo Kio, Bishan, Toh Tuck, Bukit Timah, Pasir Ris, Tampines, Jurong, Choa Chu Kang, and most central condominiums.
- Do I need a carpenter or an interior designer for my HDB renovation?
- An interior designer coordinates multiple trades (carpentry, flooring, painting, plumbing, electrical) for a fee that's usually 10 to 20% of the renovation budget. A direct carpenter handles only the carpentry portion, which is the largest line item in most HDB renovations. If you're confident managing other trades yourself or already have a contractor, going direct to a carpenter saves the coordination fee on the biggest spend.
- What's the difference between built-in carpentry and modular furniture from IKEA or Taobao?
- Built-in carpentry is custom-fabricated to the exact dimensions of your wall or alcove, with no gaps or wasted space, and is fixed in place. Modular pieces are standardised sizes shipped flat-pack and assembled on site, leaving gaps, height shortfalls, and finished sides that don't match your walls. Built-ins typically last 15+ years; modular pieces often need replacement in 5 to 8 years in Singapore humidity.
- Plywood, blockboard, or MDF — which is best for Singapore carpentry?
- Moisture-resistant plywood is the safest choice for Singapore's humidity. It holds screws, resists swelling, and lasts 15+ years if edge-banded properly. Blockboard is acceptable for non-wet areas and is sometimes cheaper, but holds screws less reliably. MDF is the cheapest option — it gives smooth painted finishes but swells badly if it gets wet. We default to plywood for kitchens, bathrooms, and any cabinet within 1.5m of a window.
- What's the difference between laminate, PET, lacquer, and veneer fronts?
- Laminate is the baseline — durable, dozens of colours, easy to maintain, but visibly seamed at corners. PET is a small step up: smoother surface, better fingerprint resistance, more modern matte and gloss options. Lacquer is painted on then polished — flawless single-piece appearance, but scratches show. Veneer is real wood sliced thin and glued to a board — natural grain that ages well, premium price. Solid wood doors are the top tier and rare in kitchens.
- Can carpentry be done during HDB renovation hours?
- Yes. HDB permits noisy renovation work Monday to Friday from 09:00 to 17:00, and Saturday from 09:00 to 17:00. Sunday and public holidays are prohibited for noisy work. Quiet installation (mounting, finishing, adjustment) can extend beyond these windows by arrangement with neighbours. Because we fabricate at our Eunos workshop, the on-site phase is largely installation, which is short and far quieter than on-site cutting.
- How does carpentry fit into a BTO renovation timeline?
- BTO key collection happens, then defects are checked and rectified by HDB over 4 to 6 weeks. Hacking, flooring, and electrical work happens next (2 to 4 weeks). Carpentry site measurement is taken once the flooring is complete and the walls are final, then fabrication runs 4 to 8 weeks at the workshop. Carpentry installation happens last, immediately before move-in. From key collection to move-in, a typical BTO renovation runs 12 to 16 weeks total.
- Do you provide 3D drawings before fabrication starts?
- Yes. After the site visit and confirmed quote, we produce 3D mock-ups of every carpentry piece showing dimensions, finishes, hardware, and how it sits against the wall. Fabrication only begins after you sign off on the 3D — no changes are charged before that sign-off. After fabrication begins, change orders are billed at cost because materials are already cut.
- Can I supply my own materials, fronts, or hardware?
- Yes, with two caveats. First, customer-supplied materials are not covered under our 12-month workmanship warranty if a defect traces to the material itself. Second, customer-supplied items must arrive at the workshop on schedule or fabrication delays cascade. We're happy to work to a specific laminate code, hardware brand, or quartz spec — most customers find it easier to let us source on their behalf at workshop trade pricing.
- How thick are your cabinet carcasses?
- Cabinet carcasses are 18mm moisture-resistant plywood as standard. Backs are 9mm. Shelves are 18mm. Door fronts are 18mm with edge banding on all four sides. Some carpenters use 15mm or 12mm carcasses to cut cost — these flex and sag under load over time, especially in long spans like kitchen base cabinets and wardrobes.
- Do you offer free site visits and quotes?
- Yes. Site visit, measurements, materials consultation, and itemised quote are all free with no commitment. The quote is issued in writing within 24 hours of the visit. There's no design fee charged separately — design is included in the project price once you confirm.
- Can I visit your workshop before committing?
- Yes. Customers are welcome to visit the Eunos workshop by appointment to see active builds, material samples, hardware demos, and finished pieces before signing off on a design. This is encouraged for larger projects (full-flat HDB or condo).
- Do you work as a subcontractor for interior designers?
- Yes, we handle the carpentry portion of projects managed by interior designers — Singapore IDs regularly engage us as the carpentry specialist. Pricing in those cases is on the same basis as direct customer work; the ID handles coordination with other trades.
- What if I only need one piece, like a shoe cabinet or a single wardrobe?
- Single pieces are welcome. Shoe cabinets typically run S$1,200 to S$2,500, single bedroom wardrobes S$1,800 to S$4,000, and TV consoles S$1,800 to S$3,500. The same materials, hardware, and warranty terms apply as on full-flat projects.
- Does an L-shape or U-shape kitchen cost more than a straight kitchen?
- Yes, but less than people expect. The base per-foot rate is the same. L-shape kitchens add cost for the corner unit, which requires either a blind corner cabinet or a more expensive magic-corner pull-out. U-shape kitchens add a second corner. The total premium is typically 8 to 15% over an equivalent linear-foot straight kitchen, not double.
- What languages do you communicate in?
- English and Mandarin (中文). Site visits, WhatsApp coordination, and signing-off on 3D mock-ups can be conducted in either language.
- Is TOKTOKTOK a registered business?
- Yes. TOKTOKTOK Carpentry is a registered Singapore business with a physical workshop at 122 Eunos Ave 7, #05-09. All payments go to the registered company account against issued invoices. We've operated since 2020 with 200+ projects completed across HDB, condo, and landed homes.
